The location of the hotel is convenient - 10 minutes walk to the Mestre train station (then to Venice by train 10 minutes and 1.45 €). Also 3 minutes from the hotel, bus 6 (6 L) stops and a night bus also to Venice - 1.5 € and 15 minutes drive.
The breakfasts were hearty (eggs, cheese, sausage, pastries, fruit, muesli, good coffee), I liked them!
The furniture/plumbing in the rooms is not new, but everything is decent. The bathroom has a shower (curtain and drain in the floor).
The rooms are clean. If you can't stay in Venice itself, then this is a good and convenient option nearby. I recommend!
This is a rustic classic Italian house which looks nothing special rom the outside but is vert homely inside with lovey old Italian dark furniture. The bedrooms are a good size with nice bathrooms. There is free parking inside the court yard which is locked and secure at night. A good breakfast with lots of choices. The beds comfortable and there is tea and coffee facilities in the room. The receptionist (Owner) very helpful and friendly. There is a 5 minute walk to the station to take you into Venice centre - via a very smelly underpass.

Okay, so, let's start with the positive things (this will be quick) the location is excellent and the service was decent. now for the problems: I am not a fussy guy, I usually travel in hostels or even camping so I don't expect much, however, when you pay 80 euros for a night, you expect a level of confront and cleanness that you won't expect from an hostel and in here, this hotel fails miserably. The bed was terrible, very uncomfortable, the pillows were paper thin, the room was dimly lit (it has the ambient light of a funeral) and the walls stained and scratched, our window didn't close properly so all the noise outside would come inside. I've stayed in hostels where you would pay less 20 euros for a private room that was way better than this. As for the bathroom, it was clean (thank you gods) but very poorly designed, the shower was weird, it was like they wanted to make a bath tub but changed their minds half way through and it was prone to flood the bathroom. The toilet was to close to the sink and if you wanted to sit on it you needed to sit kind of sideways because there was no leg room at least for me (I am a tall person). There was also an ant infestation in our room. Finally, the breakfast, it was simple, they advertise it as continental breakfast but there wasn't even cheese or cold meats available, just bread and sweets to out on it, not that bad, but once again, I've stayed in places where I would pay less than a quarter of what I payed here with much better options. Mind you, those places were in the Netherlands and other European capitals, so the excuse of paying 80 euros because Venice is expensive is no good. Bottom line is, avoid this place like the plague, for the money they charge you I am sure you can find much better. Oh, one last thing, there was a safe in our room, bit there was no door, speaking of doors, ours was dented as if someone punched it several times for some reason.
Staff very helpful. Very clean. Sharing a bathroom was a bit of a challenge with 6 people and 5 women. Similar to a hostel feel good for 1 or 2 nights not sure I’d take a family/seniors for several days. Kitchen available with coffee a nice touch. Take time to learn how to use the bus and tram it’s super helpful.

mi sono trovato molto bene in questo hotel, personale gentile e disponibile con prezzi contenuti, camera tranquilla, riscaldata e comoda, posizione vicino al lavoro, quartiere ben servito.Non ho riscontrato criticità
We stayed here on a recent visit to Venice and the location is good for bus to and from the ”island”. You have to walk across the station, under a subway and the hotel is a block away - about 7 min walk from bus stop. Staff at the hotel were very friendly and all spoke english well, hotel room was impeccably clean and they served a hearty breakfast. (The scrambled eggs were cold though, but there were also boiled eggs and plenty of other food to choose from.) (We had dinner at La Griglia, around the corner - delightful place too.)
This hotel could easily get five stars from us. Good location. There is a bus line, line 6, which is located close to the hotel and which runs every 20 minutes, which takes you from the hotel and brings you back for 20min. The price of the stay is significantly lower from the hotel prices in Venice. The hotel is also designed in a modern design and is new - as opposed to the Venetian style, for those of you that it matters. The rooms are spacious and pleasant overall, the soundproofing is excellent. The hotel is quiet. The breakfast is good and the breakfast staff provide excellent service, truly exceptional service. Especially Nicoletta, a constant smile, service given with joy, out of care - Nicoletta gets six stars. The service of the reception staff is also excellent, and in general the service of the staff is good. The cleanliness is good. Overall a good hotel. But what? If you need an extra pillow or blanket - none available. The children were given a double blanket and when we asked for another blanket they said it was not possible because there are currently no maids (we arrived around 10pm). The same goes for additional pillows that we asked for and did not receive throughout our stay (4 nights). The hotel has rooms that are connected by a door - so it is very suitable and convenient for families. We asked for one room with a double bed and one room with separate beds, when we arrived at night, we got two rooms with a double bed arrangement. There are no double beds in the hotel (at least we didn't get one) single beds are connected with a sheet, who cares. Likewise, the doors of the connected rooms - not only could they not be locked to allow parents privacy, they also could not be closed. They left them for us with the closing tab open - so it was impossible to close the doors. In addition, the bathroom in the master bedroom is really dangerous, there is no support for getting out of it - and getting out of it is challenging. Specifically in this bathroom - the emergency line does not work... if you have difficulty walking and moving - ask for a room with a shower, not a bathtub. I think a hotel needs very little effort - to become an excellent hotel. Greater attention to detail and a greater supply of blankets and pillows.
