The highlight of this hotel is the location which is just in front the night market and very easy to get around to find food and massage.
The lobby is well decorated but nothing much on the room. The pool is quite deep 2.6m so not so friendly for family.
But on breakfast they had very good selection.
Overall an enjoyable stay with family.

Another stay here, 2 nights over 2 separate bookings due to CM being pretty full over Chinese New Year. A different room but still the great standards. Immaculately clean, good shower, aesthetically good room and quiet. Close by to many of CM attractions. Staff are super friendly and helpful, just ask. If you are sitting on the fence about booking, just book, you will not have any regrets.
Hopefully I will still be able to book at their great rates in the future after this review

We loved staying at this hotel. The staff is very friendly and made sure we had a pleasant stay.
We booked the Loft suite 2 bed room, which was very spacious. We booked this hotel because of the nice bed ratings and we slept very well on the comfy bed.
The airco had a harder time getting the entire room cooler after being off during the day.
The layout was a bit weird for us. Downstairs was the king bed, but no tv and upstairs were 2 single beds with a tv. We slept in the king bed and our son slept upstairs in a single bed, which means we couldn't watch tv in the evening. A couch would also have been nice as the chairs weren't very comfy to sit on.
Breakfast was made to order and we could choose from continental or asian options. We liked the food and our stay in general.

First time in Chiang Mai and chose to stay at this hotel due to the good reviews. The rooms are big and spacious, with a huge bathroom and complimentary bottles of water every day. Far away from the main area so quiet, but did mean that we had to take a Grab for most of the places we want to go as it’s about a 15 min walk just to the start of the old town through a residential area with not much else going on. Great Khao Soi restaurant 10 mins away from the hotel though with a Big C supermarket next door.

Really like this hotel
1: The environment is very good and the traffic is very convenient. It is a long walk from Tha Pae Gate.
2: The room is large and the decoration style is also my favorite simple style. There is a big bathtub, but unfortunately I don't have the habit of taking a bath.
3: The boss is very nice. We went to Chiang Mai for the first time. We were not familiar with the surrounding area. The boss was very enthusiastic to help us recommend where to eat deliciously. Every time we recommended it, it was very appetizing to our appetite.
4: Don't worry about communication problems, because the boss is our communication problem in China
5: Because it was during the epidemic, domestic masks were not easy to buy, so I asked the boss to buy us a little mask, the price is very reasonable,
6: Say so much good, also say bad, the only thing is that the hotel may be a bit noisy in Malay, but you don't worry, the boss is equipped with earplugs, shut the glass before bed, it is no problem, the glass has sound insulation effect, so don't worry
Forgot to take a photo of the room.

Being honest, photos were bit different from reality, although in the end the experience was very good and friendly, you maybe need to be prepare to an aged place. After make the check in, we went out and back until night and super tired, so we didnt check clear the room until the next day; shower head was rusty, ceiling had stains (i guess from some inner leaking) and the room felt darker (our window view was to the interiors of the hotel, so there was no natural light), so i went to the front desk and asked kindly for a chance to change the room, the women on the front desk was very kind and help us, so the next room was a bit better (same a bid aged in the floors, but better room) i got chance to enjoy the pool!!! it was super clean and fresh!! i love it!! and is a peaceful place, i really enjoy also the lobby with the chairs, so after all the experience went better, location also is easier and the team is very kind and helpful <3

Great location in old city. Good access to food and massage. Room is comfortable and clean.
However, shower room drain seems to be blocked. Water took a long time to drain. Aircon in my room was very noisy. Already inform the front desk. Hope they fix these issues.

Outstanding
GGuest UserIt’s a very nice and pretty hotel with friendly stuff, the location is okay given that it’s a quiet and chill place to stay and not too far from the central. The breakfast was alright if only they can have more variety. They have this butler service which can help you arrange everything you need for the trip which is pretty convenient. Overall we enjoy our stay here and hope to visit again!
AAnonymous UserThe hotel boasts an excellent location, surrounded by shops and vibrant shopping areas, making it a convenient choice for travelers. The room was comfortable, but the design felt a bit unusual.
The toilet and bath lacked additional doors to separate them from the main room, and the toilet door wasn’t fully enclosed, which, combined with the absence of an exhaust fan, caused unpleasant odors to linger in the room. The bath area was poorly lit, making it quite dark, and the basin was positioned in the same row as the minibar and open closet, leading to water splashes on the corridor and table.
Our first night was uncomfortable due to dust mites, but the reception staff were helpful and assisted us in changing to another room, which resolved the issue.
Breakfast was enjoyable, and despite the initial inconvenience, the overall experience was positive thanks to the location and service.
JJames in ShanghaiStaff were friendly but the service style is a little old fashioned. We had to wait until exactly 3pm to check in, there are signs in the room warning of charges for stained sheets or towels and we are asked to wait 5 minutes at check out for someone to check the room for damages.
The room is beautiful in an old colonial style. It can be a little noisy but not a big problem. It was incredibly clean and lots of storage.
The breakfast is also great with a good selection of local and international food.
Overall, we really enjoyed our stay and had an excellent experience.
FFiat789The accommodation is located not far from tourist attractions. Especially during the night, it is convenient to travel. But the walkway in front of the room makes noise from the sound of shoes rubbing against the floor and guests walking in and out and talking loudly. (Some groups are intoxicated) throughout the night. If this sound can be corrected, it will greatly reduce the disturbance during resting time. Because the bed and pillows are very soft and comfortable to sleep on.
SSimonExcellent location all cafe and nice restaurants are walking distance. Free parking and bags storage provided for us for our 2nd visit. Hotel is doing some renovation but it did not effect us. Reception speak good English and warm welcome from them. Value for money and will visit again. Should provide some attention and concierge information at the lobby for visitors.
GGuest UserThe room is clean and comfortable, the hygiene is very good, and there is a large bathtub for taking a bath. The waiters at the front desk have great attitudes and can help solve all problems as soon as possible.
GGuest UserThe hotel in general is quite recommendable.
The location is good as it is inside the wall and very close to one of the main streets where you can find bike rentals, coffee, washing machines etc.
The room was spacious and the bathroom was clean and we got water bottles every day in the mini bar.
There is a swimming pool when you get into the hotel and it's okay since it's enough to refresh you from high temperatures.
The staff is friendly and recommend things to do in your stay in the city.
The room was very comfortable and the room was very comfortable.
They have breakfast available in addition to the price .
We were left after check out.
AAnonymous UserA peaceful resort with cozy environment. It provides clean and big room with a private balcony. The staffs are helpful. Prices are negotiable if you wish to stay for a longer period.
It is indeed a good place to relax. Highly recommended
AAdonis, MPH, MSCI recently stayed at The Residence Hotel in Chiang Mai, and it was a pleasant experience overall, especially for a three-star establishment. Here's a breakdown of my thoughts:
The hotel is conveniently located near some of Chiang Mai's main attractions, including the Night Bazaar and the Old City. It’s tucked away in a quieter part of town, which makes it ideal for those looking to escape the hustle and bustle while still being close to the action. Local shops and restaurants are within walking distance, which adds to its charm.
The rooms are clean and functional, though slightly outdated. The bed was comfortable, and the amenities provided were adequate—air conditioning, a mini-fridge, and complimentary bottled water. However, the décor could use a modern touch, and the bathroom, while clean, showed signs of wear. The Wi-Fi was reliable only in the room, which was a little uncomfortable to use lobby area to work or search the internet.
some staffs were not friendly due to the languages, most language uses are Thai. While the service wasn’t luxurious, it was warm and genuine, which added to the overall experience.
There’s also a simple breakfast available, which, while not extensive, featured fresh fruits, toast, and a few local dishes.
For the price, The Residence Hotel provides excellent value. It’s not a luxury stay, but it offers everything a traveler might need for a comfortable visit to Chiang Mai. The combination of its location, affordability, and lack friendly service makes it a solid choice for budget-conscious travelers.
The Residence Hotel is a good option if you’re looking for a budget-friendly and well-located place to stay in Chiang Mai. While it may not have the frills of higher-end accommodations, its clean rooms, lack of welcoming staff, and convenience make it worth considering for your next trip.
Would recommend for solo travelers and couples looking for a simple yet comfortable base to explore Chiang Mai!
