You get what you pay for, but thats not a complaint. The motel is right next to the train tracks and I swear I heard a train go pass every 10-15 minutes, but the room was muffled enough that it didn't bother me personally. If you're a light sleeper though, maybe look for a room elsewhere. The rooms have no kitchen appliances, but there is a vending machine and a microwave in the lobby that you can use between 7 and 11am. There is also a really amazing Drive-In restaurant next door that you can easily walk to if you're hungry. A couple of negative notes about the rooms my mother and I stayed in is that the wall outlets were fairly loose, our phone chargers would not stay plugged in so our phones wouldn't charge overnight, you really had to monitor them to make sure the chargers were still plugged into the wall. Another note is that the door to my mother's room was practically hanging off its hinges, it would not close all the way so there was always a draft, it wouldn't fully lock, and you could hear everything happening outside. Looking at the doorframe it actually looked like the door had been forced open at some point in the past. Her bathroom was much nicer than mine though, it appeared hers had been recently redone with new floor and shower tiles.
Overall, not a terrible place to sleep for a few nights, but if you're staying in Cheney for 5 days or longer I wouldn't recommend it.
