New Custom Built cabin on Boone lake only 20 minutes from Bristol Speedway. 15 minutes from Winged Deer Park.Welcome to your peaceful retreat on Boone Lake!This is a two-year-old, 3 level cabin.The upper level consists of a lofted master queen bed and master bath. The bath features a beautiful tiled shower with great water pressure and a stand alone tub fit with basic toiletries if needed.On the second level (main level), you'll find the kitchen/dining and living area with a queen size fold out couch. The living area features a flatscreen TV fit with a ROKU player and FireStick for any streaming needs. The kitchen is stocked with basic utensils. Kitchen amenities include a microwave, oven and stove-top, coffee maker (K-Cup Duo), and an air-fryer.The basement level has a second full bath, laundry (washer and dryer), bar area, and sitting area with a queen size fold out couch. The living area features a flatscreen TV fit with a ROKU player and FireStick for any streaming needs. The bar area contains a Ninja slushy machine, Margaritaville drink maker, and drink mixing utensils.Heading outdoors, the lakeside dock offers endless opportunities for outdoor activities such as fishing (great spot for bluegill, catfish, carp, bass!), kayaking/paddle boarding, swimming, boating, or relaxing by the fire. There is a beautiful fire-pit with chairs only steps from the lake for keeping warm or roasting marshmallows at night.NOTE: We have 2 paddle boards and 2 sit on top kayaks available for rent. $50 each first day. $20 for each additional day. A separate rental agreement is required. Contact the host for more detail. NOTE: There are boats available for rent, please contact me if interested.Feel free to bring your own canoe, paddle board, kayak, jet ski and fishing pole and enjoy this lake front dock.The wrap-around deck features a charbroil gas grill where you can have your own cookout. The front porch features comfortable rocking-chairs with a beautiful view of the lake where you can enjoy morning coffee, read a book, or watch the wildlife.I will consider renting the cabin for up to 3 months at a time in the off season, November through February.The lake is at full pool from approx. May 10 until Sept. 4. So, before late April and after Sept 4th my dock isn't 100% accessible by boat. Check with me if you are unsure. I am here to help.★ NO PARTIES/EVENTS ★We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.★ NO SMOKING INSIDE ★Smoking of any kind, including tobacco, cannabis, or any drug, is strictly prohibited inside the home. Any evidence of smoking indoors will result in a $1,200 fee for odor removal and deep cleaning, in addition to the forfeiture of any security deposit. If you smoke outside, please dispose of cigarette butts and smoking materials responsibly. Should our cleaning staff have to remove any smoking debris, a $200 fee will be charged. In late February, the lake begins a gradual increase, reaching full pool by early May.By mid October, our dock is no longer in water. By approx. mid November, water has left our cove. The lake can still be accessed by foot, just not by boat. The Reserve on South Holston River is a two story 4 bedroom 2 1/2 bath country home which sleeps 8 to 10 people. The home is located on the world famous tailwaters of the South Holston River down stream of South Holston Lake with over 1 mile of privately owned river frontage. One half mile of the frontage is perfectly groomed for your easy access and provides plenty of spots available for launching your boat, relaxing on the river bank or wading the waters. A walking path is provided for accessing the river right from the back yard, as well as a private access which allows you to pull your vehicle right down to the river. The Reserve is a pet friendly home but we ask you contact us for preapproval for any pet stay. We must have full information on pets before being approved for a pet stay. Feel free to contact us with any questions on a pet stay. The home contains lots of county and rustic charm while providing you with the modern conveniences you love. The first floor contains Glenn and Grace's Master suite with king size bed and master bath. The master bath contains a stand up shower and garden tub. There is a cozy living room with 65 inch TV and 1/2 bath. Emily and Mary Alice's kitchen includes all new stainless appliances and contains everything you need to prepare meals. The kitchen contains a breakfast nook which overlooks the river where you can enjoy your morning coffee and the incredible views. A formal dining room provides plenty of space for the whole group to enjoy meals together. The second floor has three bedrooms and a full bath. Ruth's Room contains two twin beds.Claude's corner contains two twin beds. Don's Den has a queen size bed.The upstairs bath contains a tub/shower combination.There is an upstairs bonus room which has a 55 inch TV and the most amazing views of the River and Holston Mountain. The large covered back deck overlooks the river and contains a gas grill. All linens, pillows and basic comforts of paper towels and one roll of toilet paper in each bath are provided with your rental. This property is a unique opportunity to get away for the weekend or a week long vacation and enjoy nature at is finest. We offer guided fishing services by private contractors at an additional charge. Please note the price is for up to 6 guests. Anything over 6 guests will be $25 per person per night. Although you can enjoy the ultimate in privacy and relaxation, you are just a short 10 minute drive to the Bristol Motor Speedway. 15 minutes from the historic downtown Bristol which proudly houses the Birthplace of Country Music museum as well as host the Rhythm and Roots Reunion Music Festival held in September every year. The Cherokee National Forest is within 5 miles of the property. Bristol has just opened a large shopping center known as the Pinnacle which contains Bass Pro Shop as well as lots of other stores for a day of shopping and dining. The Fall Season is the most exciting time to make your weekend get-a-way or full weeks' vacation a special and unique experience. Surrounded by the Cherokee National Forrest, getting away does not get any better than this cozy cabin - completely off-grid yet fully functioning home. The 360-degree views of National Forrest Vistas and Mountains are makes for a Spectacular get-a-way!! Close enough to Bristol, Abingdon, Bristol Motor Speedway and surrounding lakes and trails for tons of activity, yet so cozy and comfortable to not want to leave the mountain retreat!! As with all vacation rentals - read FULL description. It is guests' responsibility to understand the property before booking. Cabin is 800 sq/ft, one bedroom with beautiful Queen-sized bed, (Serta hybrid luxury mattress) vaulted ceiling great room has a wood burning fireplace for ambiance (fire wood included), a full-size futon daybed and a pull-out sofa sleeper plus dining table seating 6. All linens/towels/pillows and blankets provided. One magnificent full bathroom with antique claw-foot bathtub with endless "Insta-boil" hot water system. Tub has a shower wand, but no stand-up shower equipment. Full kitchen (all cooking and dining equipment provided), screened in back porch functions as second living room with another wood burning fireplace for ambiance, round out the living spaces. Cabin is completely off-grid with fully functioning solar system that works rain or shine (thanks to super large battery capacity) Cell service is great, no issues streaming to your devices. 6 guests MAX. Seclusive and private, a perfect Get A Way !! Do not worry about becoming acclimated to the cabin and how it works, a complete and easy to follow guide book will be forwarded upon booking giving details regarding heating systems (propane), 2 functioning fireplaces (firewood included in rental price ) solar capabilities, bath and kitchen functionality (all function as you'd expect a normal house with minor modifications - see these modifications below). Most guests have a long list of activities, bring your out-door activity gear for hiking or kayaking, fishing gear etc. - but most guests tend to while-away their stay relaxing in the cabin and taking walks on my 11 acre mountain property. Although pets are welcome you are responsible for ANY added cleaning or damage. If your pet uses a "pee pad" please do not bring them to my cabin. House broken means they are trustworthy to hold it until you let them go outdoors. Your pet cannot be left to relieve themselves on my back porch. I can't believe I have to include this in my description but live and learn. There are two outdoor fire pits, one in front of the cabin, the other closer to the top of the property only steps from the cabin. Hiking is spectacular with the Appalachian Trail, Virginia Creeper Trail, National Forrest service trails among others minutes from the property.The property is accessible via paved county road, and then long mountain driveway/private road. AWD, 4-wheel drive or front wheel drive vehicle is recommended to access in wet weather. Recent work on mountain driveway/private road has greatly reduced the evidence of wear and tear, including the addition of drainage ditches and tons and tons of gravel!! Typical rear wheel drive vehicle works fine, with possible issues during heavy rains and snow. Snow is rare but when it occurs it is usually a small amount and melts within hours. The gravel driveway remains passable for the most part but on a rare occasion I have had to use chains (once). Mountain driveway/private road instructions will be forwarded with the Cabin and Property guide sent after you've booked. Check out pictures of driveway for a better idea of what to expect. Please note, ATV's, motocross and dirt bikes of any kind are not allowed on my property. If you are bringing atv's for use on designated tracks in the area, (Mountain City and Elizabethton) please leave on the trailer and do not run them on my property. Hunting is not allowed on my property. The differences because of solar and off grid cabin are: no AC, no electric coffee maker ( but a beautiful French Press that easily makes the best coffee) low but consistent water pressure with a delightful claw foot tub!) I make up for it in these ways:There are wall mounted heaters in the great room and bedroom with the bathroom sporting a space heater for colder nights. All run on propene and function beautifully with thermostats.Slow water pressure. Just be patient, the system works, it's just not gushing. I have a deep, deep well that is State of Tenn. certified to be 99.9% pure mountain water. It's delicious, fresh and better than any bottled water. Just take your time and follow the instructions in the guide booklet for taking baths, doing dishes etc.No electric coffee maker - there is a beautiful French Press. If you are unfamiliar - Google it, it makes great coffee.September - May the evenings typically get down in the 40's (occasionally lower in Winer months), and warm up nicely during the day. There are 2 wall mounted propane heaters which function beautifully, without residue, fumes or smoke; certified for indoor use. The fireplace is only for ambiance, NOT FOR HEATING the cabin.It truly is a spectacular slice of heaven which I've taken over 25 years to develop on this mountain. The off-grid setup does not mean you are deprived of comforts and easy relaxation. It just means you'll need to get in the groove of the place and enjoy!!About pets:Pets allowed: limit 2 total.NO pee pads, outdoor potty only, not on back porch.About children:Children allowed: ages 3-17.Not child-proofed, no additional precautions taken.About customRules:No food product disposal outdoors. As this property is in a deep-woods location, NO food product should be left outdoors or disposed of outdoors..About smoking:Smoking is not permitted.No indoor smoking..About events:Events allowed: family gatherings, birthday parties, weddings.Maximum event attendees: 6.
