Do not judge book by its cover, not a pretty looking building, unlike the expensive hotels, yes, no breakfast served, no place too cook, but the price is awesome, I paid 100 pounds for three nights, if u want all the luxury, book a proper hotel with steep price, I got no complain, little noisy, still a budget place for sleep n shower

This was quite possibly the worst hotel we have ever stayed in. We paid £105 per night for 2 nights without breakfast and were even going to be charged an extra £10 for late arrival on Friday. Fortunately we arrived 10 minutes before 10pm and were shown to our room, C1 in the Cottage. Immediately we opened the door we were hit by a terrible smell, a cross between damp, mould and old. We complained and the proprietor gave the room a spray of air freshener. This gave us enough breathing time to inspect the bathroom. There was dirt and hair in the corners. We also found dust on the lights. The only redeeming feature was the bed linen was clean. Overnight the smell overpowered the deodorant and aftershave we had also sprayed (I even left a tin of mints open next to my side of the bed). After breakfast we went for a walk and sea swim. When we returned to the room the smell was as bad as the night before. We complained again and the proprietor tried to blame our cool box. But relented to give another squirt of air freshener during housekeeping while we sat outside. By Sunday morning we were glad to be leaving. The proprietor made no attempt to apologise or offer compensation. We even read they had the right to charge £50 for any damages. The other issue is the parking. You only have 1 hour free parking outside through the day Monday to Saturday. There is additional parking down the side street towards the station. But it is a trek if you have to take you luggage to and from the car and are in the Cottage which is more like an oversized shed in the garden. The review would have been 0/5 but for the clean bed linen and decent shower once we had cleaned it thoroughly ourselves.

This is more of a guest house than a hotel. It lacks kerb appeal and the communal areas are in dire need of an update. Having said that, our room was clean, quiet and comfortable. The shower was excellent and the view from our room was lovely, overlooking the well-kept garden to the rear. Once the update is complete, the price will undoubtedly increase, so ignore the outward looks of the place and grab yourself a nice comfortable room, in an ideal location for exploring Burntisland's many attractions on foot.

GREAT LOCATION IT'S NOT 4 STAR BUT VERY CLEAN FRIENDLY STAFF IT DOES WHAT SAYS ON THE TIN TRAIN STATION 5 MINUTE WALK VERY GOOD VALUE FOR MONEY NO PRIVATE CAR PARK BUT PARKED ACROSS THE ROAD EASILY WITH NO CHARGE ONLY PROBLEM STAIRS A BIT TIGHT IF DIFFICULT WITH WALKING EASILY ASK FOR GROUND FLOOR 🚶

This is probably the worst hotel we have stayed in - ever. No welcome at reception on arrival other than a very bad smell and a person who spoke poor english and asked me to prove my identity. I was terrified how bad the room was going to be but - we had room 3 - and it seemed clean on the face of it. No wifi a small double bed and a separate single bed. The place felt a bit like a hostel rather than a hotel. Sure we paid only £80 for the room and we only needed it for the room as I was up for an event in Aberdour early next morning but to describe it as a hotel would be stretching the english language beyond its limits. I never look at reviews before I go typically but now wish I had with this one. They make interesting reading and my recommendation is DO NOT STAY HERE. Pay a few quid more and stay ANYWHERE else.

Perfect - lovely staff, no frills, good price. I wish there were more of this kind of hotel around. The shower was great, room was very comfortable, lovely view. No extras, just a room, but really - why would you want more for such a good price?

This is not a hotel and would advise against booking if that’s what you are looking for. Room , bathroom and bedding was clean but that’s all you get. No lounge no bar no breakfast facilities - this is a hostel and there were some noisy nocturnal activities throughout the night in neighbouring rooms. Be careful when booking as this is not made clear and is certainly NOT a hotel.

Avoid Do not stay in this awfull place. Has to be the worst place I've ever stayed in. Very dirty. Loud. Drunk man on reception. Bed was full of *****. So was toilet and towels. If stood in shower mire than 3 or 4 minutes it started to overflow. Was nearly sick when unscrewed shower drain. YUK. Place smelt of stale drink and cigarettes. Also paid via pay pal and once arrived he said it had been declined. I showed him it hadn't and he made me pay again. We left following morning as this place was awfull. And showed this man my bank statement with bing charged twice. I'm sorry I will get this sorted. Still 5 months later with no refund.
