Door had a bodged repair and fell apart on entry so unable to use the room. Toilet had faeces at the bottom of the pan. Hotel refused full refund even though the room was uninhabitable. Eventually got full refund via chargeback claimed through my card and Visa.

Initially booked to stay here for two nights but thankfully decided to reduce my stay to just the one night a week before arriving. Arrived in Brighton just before the check in time of 3pm, we hadn’t received instruction on how to access the hotel as advised on the phone call earlier this day so I called the customer service line to be advised the room would not be available until 5:30 at the earliest due to issues with linen this would not have been an issue had I been called and advised of this before arrival especially after talking to customer services earlier that day and having confirmed that I could check in to the room at 3pm. The conversation I had with customer service was testing at the least as the agent on the phone was unapologetic and would not allow me to speak. The fact that the room would not be ready when advised ruined my stay as I had a booking at 5pm followed by an event which started at 8pm and was unable to get changed or freshen up prior to my booking. We were offered the option to drop our bags at the hotel which we regrettable accepted and this is when the stay became worse, the hotel looks nothing like the pictures, it’s very dated and could do with some major renovations. I was taken to the room by the cleaner who reluctantly allowed me to place my bags in the room myself with his supervision, the room was very small and had a very strong smell of **** and smoke which is noticeable throughout the entire hotel. The room was a state which was to be expected as this had not yet been cleaned. I dropped the bags and we found something to do until our restaurant booking, at this point we were considering not staying and travelling back home as the hotel at first glance was that bad. Anyway we decided to stay and tried to enjoy the evening as best we could. We returned to the hotel late that evening and made our way to our room, we were on the top floor so walking past the other rooms and hearing the amount of noise and loud music coming from other guests it was clear that we should have gone home but this was no longer an option. We entered the room to be hit with a very strong smell of smoke and ****, the room was not very clean and was very cold, the bathroom was tiny and in order to use the toilet you have to somehow manoeuvre around the sink and the shower, well it’s not even worth trying to use as this was more of a trickle of water rather than what would be expected. Trying to sleep was another matter, the hotel was very noisy and we were woken up several times by shouting within the hallways, we managed a few hours sleep between us before deciding enough was enough and decided to get up and decided to leave. On walking out it was more noticeable how dirty the overall hotel is, there was sticky liquid that looked as though it had come from the bins when the cleaners were removing them from the rooms, this was all the way from the top floor to the ground floor entrance, the walls were filthy and the carpet ful

duvet was too thin so i used my coat as staff were unable to replace duvet, sink too small so water went on the floor, shower box water takes long to drain, close to many shops and bus stops. 10 minute walk to coach station. kettle and big tv in the room

Beware !!!! Don't bother wasting your money and booking this so called guest house. It would be better named as Avalon house for the homeless, I have seen better accommodation given to people living on the streets. It's nothing like what you see on the website, the bedrooms are so small you can touch both walls with your arms stretched out. You can have the pleasure of a converted cupboard for an "ensuite" and the view out the window is to die for, just ask the decaying pigeons and seagulls that have died there. We booked through Buy A Gift or should it be named Buy A Scam ! We decided not to stay the night and booked into the local travel lodge instead. I'd urge anyone thinking of booking this hovel to seriously look elsewhere.

I stayed 18-20 September and the first of the 2 nights the fire alarm went off around 2am ,we had no way of turning it off ,staff refused to come out (no staff stay on site) ,and to make it worse once fire fighters came out they found no key to turn the alarm off and a worrying lack of evacuation plan. Even once turned off it still beeped till 10am meaning no sleep all night. I was staying in the basement room and just naturally came up the stairs to ground floor to leave,but it’s only once it was pointed out,if the stairs had the fire,then where would I have exited the building. I’m not saying there’s no other way out but the fact there was no evacuation plan is worrying as in an emergency people haven’t got time to find their way out. Also there was no information as to where to gather once evacuated such as front of hotel,in a car park,across the road etc. The whole hotel feels unsafe and should not be rented out to guests

A room was booked direct with the hotel for a relative visiting from New Zealand. I arrived with my family member to ensure they got there safely. Two men were sitting outside saying although they have a key, it wasn’t working. They said they were also trying to call the number displayed next to the front door. All guests are provided with a unique number that provides access to the front door, that same number also accesses the room booked. Admittedly, we hadn’t realised this was the case and made a couple of calls with a contact number that had been provided to us. The support we were given over the phone was helpful. My family member eventually found their access number from an email they’d missed after doing an online check-in. When the men outside realised we had our number they asked if we would share it with them…we obviously didn’t. Guests, beware of these scammers/potential thieves when arriving at the main door! The room appeared clean & tidy; my relative got a good night’s sleep. However, the fire alarm sounded in the morning around 07:20. When people had evacuated, they were informed that there is a fault on the system that was known about but as yet, not addressed. Overall not the best experience but the facility appears adequate and well located for the seafront, shops, bars etc.

The building is unstaffed, except the cleaners. Managers send you codes to enter the building and to your room. The single room I paid £70 for was "ready" an hour after their check-in time. It was heavily sprayed with air freshener. Area around the hanger was quite dusty. There were pieces of other people's hair on the shower cubicle, the pillow case and the linen. I covered the pillow with the hand towel and used the bath towel as duvet. As the building was unstaffed, I messaged the managers to inform them of my situation. They offered me another room in the middle of the night. I asked them if different rooms had different standards of cleanliness, they did not respond. They insisted that I share my preference on another room, even after I told them I left the hotel. I asked for a refund, they offered me a 10% discount. I rejected as I had already spent £26.93 on a last minute train ticket at 5:36am and an Uber, so that I could get away from this hotel as quickly as possible.

Our room looked absolutely nothing like it was advertised, it was also not very clean and looked very outdated. There was also an absolutely horrible smell in the room (we think from mould) that lingered heavily on clothing. Check in was fairly easy and it’s in a great location. However, this doesn’t nearly make up for the room we stayed in.

Self check-in was efficient once we found out how to use it, the doors to the bedrooms were not secure at all I could definitely break into a room myself. In considerate neighbours in room 9 kept us awake all night screaming, laughing and shouting. Worst night sleep ever. Hair in the bed, bathrooom wasn’t even clean. Uncomfortable bed and pillows. Stuffy rooms with absolutely no air circulation. Thank god we were only staying here for one night.
