As you enter the newly remodeled home, you will be welcomed by a charming entryway with hardwood floors, seating for shoe removal, coat hooks, and plenty of gear storage. Your eyes will be instantly drawn to the full kitchen with new Samsung appliances and everything needed to craft a delicious meal or the perfect cup of coffee. You’ll also find a front-loading washer and dryer behind the refrigerator. As you’ll find, A-frames require creative space usage! The breakfast bar and kitchen open up to a living and dining area flooded with natural light and an easy-to-use gas fireplace. The open living and dining area offers a leather sofa, Bluetooth soundbar, and TV equipped with AppleTV to login to your streaming services (no cable). There is plenty of seating, pillows, and blankets to get comfy whether you choose the hanging egg chair or a seat in the reading corner. Outside of the front door in the main living area is an expansive deck for enjoying the morning sun or playing in the snow. There is a second deck off the primary bedroom which leads to a beautiful creek behind the home. Chairs are available for relaxing on both decks in the summertime. The top of the spiral staircase in the main living area opens up to a spacious, bohemian bedroom with two queen beds, an ensuite bathroom with a stall shower, and plenty of storage for clothing and luggage. Each queen bed is nestled in its own A-frame nook with a dimmable light fixture and extension cords for charging all your devices. This is our favorite place to rest after a long day of fun in the mountains! On the main floor, the hallway off the kitchen leads to a full bathroom with a tub/shower, a game room equipped with a workstation, the primary bedroom, and a creekside sunroom. The game room is an ideal place to play one of the games stocked on the shelf (Chess, Monopoly, Clue, Twister, and more), catch up on emails with internet speeds of 150+mbps, or start that blog you’ve been thinking about. As you pass through the game room space, you'll come to the primary bedroom with a queen bed, dresser and closet. This room has French doors opening out to a private deck. The creekside sunroom is just beyond the primary bedroom and is only accessible by walking through the primary bedroom. It features a twin-size daybed. With a private view and a creek running only steps away, you cannot help but be immersed in nature in these two rooms. We have seen lots of wildlife (moose, foxes, bears) come right up to the window for close-up views, so be sure to have your camera ready! Lower Level (Garage, Entertainment Area, Bedroom, Bathroom, Hot Tub, Outdoor Seating)There are two primary entrances to the home. The first is by way of the attached two car garage on the lower level. Upon entering the home through the garage you will be welcomed by a large and open entertainment area. This area includes a TV/Movie area, card table, foosball table, and wet bar. In addition to the large entertaining area you will find the first of four bedrooms on this level. This bedroom offers a large closet space and a queen bed. In the closet you will find two separate 6" fold up memory foam queen mattresses. They can be used for any extra guests you may have. They can either be used individually or stacked together as one 12" mattress. There is room for them in any of the living areas as well as the master bedroom. Just outside the bedroom is the first of three full bathrooms. Off the back side of the entertaining area you will find access to the private hot tub as well as 4 swinging chairs that overlook the back yard and valley below. When you enter the front door you will be greeted by the large vaulted ceilings and warmth of the gas powered wood stove at the press of a button...no need to haul firewood after a long day just to enjoy the warmth of a fire! The formal living room has plenty of room for your entire group to spread out and recover after a long day of outdoor activities. Off of the living room you will be welcomed to the kitchen by its open vaulted ceilings with beautiful exposed beams. We love to cook and take pride in offering all of the essentials you'll need during your stay including spices, chefs knives, serving wear for 40 (who wants to do dishes every day on vacation?!), cookware, blender, mixer, and of coarse a stocked coffee bar. There is enough seating for 10 in the attached dining room, as well as two additional barstool seats at the kitchen island. Go back through the living room and down the hallway to find bedrooms two and three featuring a queen bed in one and a bunk bed in the other. It's in this hallway that you will find the second full bathroom complete with walk in tiled shower. Welcome to Breck Haven, our luxurious 6,500 sq ft home with 6 bedrooms & 6 bathrooms in the exclusive Timber Creek Estates community! Escape the city & take in the fresh mountain air from this retreat, which backs up to the national forest & boasts incredible views of Mt. Quandary. You will love spending nights out on the deck or hot tub taking in the impressive night sky, or relaxing in the movie theater. The perfect mountain escape for large groups of families & friends. The house is located in Timber Creek Estates, which has an official noise ordinance that follows the guidelines set forth by the Town of Blue River. Noise violations (by persons or motor vehicles) may result in fines up to $1,000. Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. The rear deck furniture and fire pit are seasonal. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit. Large SUV's and trucks may not fit in the garage. RVs and trailers are not allowed to be parked in the driveways. There is a camera facing the driveway for security purposes. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage.
