It really pains me to write this,but as always,my reviews are absolutely 100% true. Having stayed here several times,the last time being 2022,we were expecting the same high standards.Unfortunately it was not.We had booked 2 rooms as we were 2 couples.As requested,we were in Room 4,a great room which had the large bay window,and was very spacious. The owner is a lovely lady,who is very friendly,and works hard,but she informed us that she does everything herself,which even in a small guest house,can be hard for 1 person. The difference from previous visits were the cleanliness of the room and the food at breakfast. I found it strange to be told when checking in that breakfast was served 09.00 promptly,as the owner started cooking it at 08.00. During our previous stays,breakfast was served between 07.30 - 10.00,and was cooked to order. The big difference this time was the quality in the food,and is the main reason some guests would not return,in my opinion.When the breakfast was served,we were told not to touch the plates as they were hot,and it was evident,the breakfast had been cooked,plated up,and left in the oven until 09.00.The tiny slice of bacon was the cheapest you would find,none of the quality back bacon the previous guys used.We were asked if we would be wanting black pudding again on our 2nd morning,because if we did,she would have to go and buy some.Due to feeling guilty,we all said no. There were only 1 other couple staying Friday night,and our group of 4 were the only ones Saturday night.It is not too difficult to have the required items for a breakfast. Also,the tea & coffee were a low quality and disgusting. The cleaning of the rooms was not very good,dust was evident everywhere,and mould in the shower. These negatives are easily rectified,even if a cleaner was employed for a few hours a day. This place used to be full,especially over bank holidays,but I can understand why we were the only ones there Saturday,and only 1 other couple on Friday. It used to be worth £80 a night per room,but unfortunately,it’s definitely not at the moment.

Very comfortable hotel well located right near the seafront. Host Chrissie was so welcoming and breakfast was excellent. Tea making facilities in the room including a little fridge with fresh milk and complimentary water. Would highly recommend.

Excellent guest house, very comfortable rooms.Host very accommodating with knowledge of the area. Cleaned to a hight standard. Bedroom had tea and coffee making facilities with biscuits available, 2 tv's one in Bedroom one in lounge area. Shower room was excellent with towels provided. Breakfast excellent with a choice of drinks. Close to sea front. Would highly recommend a stay.

Stayed here for 2 nights. The host Chrissie only took over the guest house in October 2023 but what a fab job she is doing. From the moment we walked in she was so warm and welcoming. We had a lovely big room and bed which was spotlessly clean. It was in a great location between the south and central piers. We got a parking space on the driveway and a lovely big breakfast aswell. Thank you Chrissie for your hospitality, we'll be back.

We stayed in room 4, we had a king size bed with a really comfy mattress. Everything you needed was there - hair dryer, fan for hotter nights, coat hangers,tea/coffee making facilities, we even had a 2 seater sofa to sit on with a full size tv. The room and our en suite were spotless as was the whole building. We had a choice of cereal or cooked breakfast (which was lovely and served fresh and hot) eaten in a bright airy dining room. Would definitely recommend and return.

Perfect for our girls weekend away, fantastic place to stay, bang smack in the middle of everything and 2 mins walk to the beach 😊 massive rooms!!! Really clean and super comfy beds amazingly friendly hosts, highly recomend the breakfast was delish!! Will be back again!! Thank you for your great hospitality

Stayed here with previous owners Mark and Glenn.Booked this stay last year before they sold place. RIcky and his wife Zara the new owners kept all of Mark and Glen's bookings.They made us feel as welcome as old owners did.Helped us out with places to visit and to eat.Highly recommend staying here.Will be back next year

Visited here for the second time this yr, Ricky & Sar can’t do enough for you. Rooms are spotless as is your own bathroom, shower is brilliant, you have everything you need, towels, kettle with tea coffee sugar & milk, fridge & hairdryer. The breakfast is delicious & well presented. Great hosts, will definitely be back

brilliant, first class Ricky and Sar lovely hosts, I needed a mobility scooter and Ricky made sure it was ready to use for the next day, top class would certainly go back .It was easily close to the promenade and trams
