The tight confinement of the shower cubicle and the fact that it had not been thoroughly cleaned from the previous guest use. Too warm in the bedroom, no fan to move the air around. Didn't have a good night sleep during the two nights stay due to bed being too bouncy and unsupportive (compared with Premier Inn bed offering benchmark).. Had the largest double guest room that they have but I was surprised how compact it was.

For the price paid this is a great little place. Check in was spot on, room for 3 was fine, beds comfy, plenty of space and even a sea view ! Bathroom was fine and as expected, yes a tad on the small size but manageable and perfectly equipped. Overall everything you need and slept really well - would definitely stay here again. ☺️

This guest house is the BEST I’ve ever come across. I stayed in the double room for single occupancy as I need a decent sized bed. I must admit, the bed was more comfortable than my own bed at home! Yes, the room was compact, but it was spotlessly clean and, being at the rear of the building, there was literally ZERO noise after about 11:30 at night, even with the window open (room number 1). I stayed 2 nights, and it’s the best 2 nights sleep I’ve had in over 18 months.

We stayed for 2 nights. We were checked in quickly and politely. The front yard is clean with plants and a picnic table in it. The guest house is clean with a tea and coffee room downstairs (open at certain times) the room is lovely. The bed was so comfortable, there was a toilet, shower and sink in the bathroom (very clean and maintained) Saturday night we could hear the music from a local club but it wasn't interrupting sleep. A lovely place to stay.

This is the second time I have stayed here, and have a third already booked (in conjuction with Rebellion 2023). The staff are friendly, and it is a very welcoming B&B. I say B&B but they don't actually do breakfast anymore. There are loads of cafes nearby that do though. Thanks again, to the guys at Phoenix. I look forward to my return.

Great visit. Stayed here a couple of times now. In a brilliant location. B&B is extremely clean and the better of the accommodation that we have stayed in previously. Met by the owner upon arrival who is friendly and on hand if you need anything. The only thing I would say is the beds could do with being a little bit bigger! I know in B&Bs you are limited with space but our feet literally hang out between the bars on the bed and if you turn over in the middle of the night, you'll soon realise if your foot has gone through. Hurt our ankles a few times!!! That is literally the only negative comment I can make. I have stayed previously and would stay again (maybe in a different room with a bigger bed) :-) If you are in need of a good breakfast, go to The Wexford Diner on Dickson Road, a 30 second walk from the B&B, our breakfast was lovely and plentiful x Sets you up for the day!
