Positives - excellent receptionist (Vipin) and without his help I would have probably checked out early. Has parking. Reasonable location and access into central Bath. Has an electric kettle and a pack of cookies.
Not so positives - In desperate need of upgrade, creaking floors, wash basin outside the bathroom. It isn’t for work related travellers as you cannot even use an iron without tripping off the entire building main switch and once that happen there is no 24 hour active reception. No fan or iron provided in room so you have to ask. Tiny computer monitor used as a make shift TV that you have to pull out of a closet. No drinking water in room. Value for money not there as many better locations available at same or lower price.

I booked a room more than a month in advance, but when we got there, they arranged a basement for us. It was cold and damp. They only gave us a dehumidifier. Bad review

It is a good choice for the renovation of old British houses, who like old buildings and furniture. Free breakfast is really good with 90 points!
It is convenient for self-driving travel; the hotel reserves enough parking spaces, no reservation is required.

I found this place charming. It's old and dated but also quite unique. My bathroom was modern but my sink was in a cupboard. My room was large and the 4 poster bed was huge. It was comfortable and I got a good night sleep. The doors all have a secure lock pad on and so I felt really safe. The guy was friendly and helpful. He's just started doing the full English breakfast and it was edible but I think he could improve the quality of the sausages. I'd definitely come back if I'm that way again.

Nice location, not far from the city center, easy to go around. Self check in is convenient and easy. Standard amenities are provided. Beautiful ground. Free parking. Quiet and peaceful. Value of money. Will definitely return when we visit Bath again.

Thoroughly enjoyed our stay. The room is a little tired with very worn carpets and attempted DIY on the woodwork and windows, however this adds to the charm and quirkiness of the place. The view from the window was lovely to wake up to. The bed is extremely comfy. Definitely will return. Great location.

There is no way this hotel is 4 stars rating more like 2 this is false advertising. Falling apart furniture. Dirty head boards, peeling wallpaper and paint on the ceiling. Blocked sink, smell of damp and broken window. Cables around corridor tripping hazard and staff listening to your conversations via CCTV system outside of the building. Stay away from this place.

This place at one time would have been spectacular, however sadly it's in need of major renovation now. The bedding and ensuite were clean and we had a nice view of the garden from our window but the room itself was quite tatty and dated. The free, easy parking was however a bonus. For what we paid for a one night stopover we couldn't complain as it was reasonable enough to get an Uber into Bath and back again, which was a fabulous place to visit.
