While the accommodation offered reasonable rates, our stay was ruined by poor service and cleanliness issues that left us deeply disappointed. We would advise caution when booking a hotel that is quick to dismiss or misrepresent concerns. For a similar price, I would recommend considering nearby alternatives. It’s important to note that we are not demanding travelers. We understand that budget hotels come with certain limitations, and we are generally patient and willing to work through most issues. However, most reasonable requests are usually addressed with proper communication and effort. Our Experience: We called ahead to inform the hotel of our late arrival, and they assured us it wouldn’t be a problem. However, when we arrived, they were unable to provide us with the hotel’s address over the phone, making it difficult to locate the place. Upon check-in, we were surprised by a 400 THB surcharge for the late arrival, which hadn’t been mentioned earlier. That night, we noticed a large yellow stain on the mattress. Since it was late, we waited until the next morning to report it to the front desk. The following day, we requested that our room be cleaned. When we returned, we found that the same stained sheet was still on the bed. The front desk explained that they hadn’t changed the sheets, only made the bed, as they assumed we had spilled tea on it (the stain). The next day, after leaving around noon, we confirmed with the front desk that we wanted our room cleaned. However, when we returned around midnight, we discovered the room had not been touched. I spoke with the staff at the front desk, and although they didn’t provide a reason for the oversight, I asked for the room be cleaned the following day. Despite leaving the room around 1:00 PM and returning 7-8 hours later, the room still wasn’t cleaned. This was especially frustrating given that I had specifically requested the room be cleaned after the previous day’s issues. Additionally, the room had several other problems: it was infested with small ants, the safe was not functional, the king-size bed was actually two beds pushed together that tended to slip apart during the night, the bathroom lacked air conditioning. Although it wasn’t an issue for us, it’s worth noting that there is no elevator. If you’re on the 4th floor as we were, this could make a difference, especially considering the heat. The hotel is described as a breakfast house, breakfast was not served on Saturdays and Sundays, and on one occasion, breakfast wasn’t available at all because the cook was sick. When I contacted customer service, the hotel’s response was: “…everything in the room is fine, and there were no dirty sheets. When you requested clean bed sheets, the hotel staff immediately provided another to your liking.” This statement is categorically false. The room was only made up, and the sheets were only changed after I complained a second time. Furthermore, the room was not cleaned on the following two days despite my insistence and ample time for the staff to address the issue.

I was pleasantly surprised by this guest house. It’s basic but the rooms/bedding are clean, nice shower and it’s generally quiet. A 5 minute walk from the Khoa San Road. I know others have commented on the alley you need to walk along to get to reach the hotel but we (myself and my 2 teenage children) felt safe at all times of day/night. We would stay here again.

Book a different hotel. I booked the rooftop room, which is quite expensive, but I figured I wanted a nice big room with wooden accents.... In actuality, the "room" is a wooden shack, one of two, perched upon the roof. For some reason the owner did not make this fenced-in shack half the roof in size, and instead built a wooden fence around it, pushing it back into a corner, and cutting off the view on the "front".... Why he didnt extend the fence to allow for a "yard with a view" is beyond my understanding... And worst here is that the fence is locked with an old metal key, but the doors of the "room" (shack) do not adequately close and so cannot be locked.... The "room" (wooden shack) is actually just big enough for the old broken double bed with the nice blood-spotted towel arrangement. There is no night table / bedside table. Three and a half walls of glass sliding doors which close improperly, a small TV, an old mini-fridge, and an old air conditioner. The "bathroom" is actually just a half-broken shower fixture and sink and toilet on the rooftop, literally coming out of the side of the building, and so you shower open-air on the roof, with a vague privacy-screen made of some aluminum flashing. The shower has no water pressure and limited privacy, as the owner is making another rooftop room on the building next door, and the workers (and future guests) would easily be able to see a half-naked showering guest outside these wood shacks. But perhaps worse than all of the problematic architecture was the sleep: because the doors do not fit properly, mosquitoes come to feast all night, and then at 5:30am the mosque behind the hotel has the call to prayer (which is beautiful in a way, but totally breaks your sleep). The construction workers, grinding and pounding the whole morning after that, were the cherry on top of this sh*t sundae of a hotel experience. If I was you, I wouldn't pay anything more than 100-200baht for this unique rooftop shack camping experience. Or, better yet, give the whole hotel a miss.

The room is clean and very good. It is worth the price. I booked a room with 4 bunk beds. The air conditioner is cool and comfortable. The bathroom is clean, but there is no curtain. If you come with your family, it is okay. But if you come with friends, you may need some privacy. There is no parking space. The entrance is a bit narrow.

The location is good because it is near Khao San Road, but the accommodation itself is in a corner, so you have to go inside a dark alley to find the accommodation. The room itself is not bad, but the bunk beds are provided with blankets instead of comforters, and there is no hair dryer…

I liked the hotel. Purely. The location is great. Good internet. Friendly staff. The room is small but cozy. We had a bunk bed, the child was delighted) Price-quality correspond 100%. I definitely recommend it.
