Terry and Lynette were such brilliant hosts and immediately made me feel welcone in their incredible and interesting six hundred year old guesthouse !! It is a fascinating place to stay and very homely and comfortable !! There is so much interesting antique memorabilia on display , aswell as a fun games room too. Highly recommeded and there is a lovely walk to amazing Lavenham !!

We had a fantastic time staying here the b and b was pet friendly at no extra cost and the house was full of character, both the hosts were very helpful and attentive and the stay fantastic value for money we made use of the games room and facilities which was fantastic and the hot tub was spacious enough for a king. The only reason for not being 5 stars was the back door to garden got stuck and you had to kick it to open it this was quite loud when we had to let the dogs out at night and this woke the baby up. The back room was a little noisy from road traffic and did have a hint of damp however this is reflected in the very decent price of the room and the with the age of the property. Breakfast was included and our host kindly made some scrambled egg for baby, there was no cooked breakfast, however the lady had broke her ankle very good selection of cereals/toast etc We will return in the future.

Probably best b&b ever , I’ve stayed I a lot of hotels etc over the years but this is my all time favourite the house is like a museum of trinkets & wonderfull things , the owners Terry & lynn are lovely people who will do anything they can for you they invite you to sit with them & other guests the breckfast is fast fresh & delicious , occ of lynns not to busy she prepares proper home cooked food , home made jam , bread , soup etc , Terry is improving his games room daily & loves to join in with guests playing darts , snooker , French bowls etc never a dull moment in the evenings guests sit around a beautiful fire

As we drove in, it looked like Steptoe's junk yard! The first thing I noticed was the 5* food safety rating, I looked at the date 2016. Well, as we walked in, it was a total shambles ,dirty, smelly & a cat walking over the kitchen table, with food, everywhere. We were told we are in the cabin in the garden (it was just a shed, with damp walls, mould, a door that fitted where it touched. ) Over we went, the lady said there was a new shower but mould was everywhere. It had 2 double beds & 1 single, all damp. I quizzed her about all the dampness/wet wall/ceiling, to which she said we've had a lot of rain lately. Unbelievable. There is no way anyone would sleep in there. Apparently, the guest house was full, I very much doubt that as the house looked as bad as the cabin. I explained that we wouldn't be staying, due to everything we had seen, she said ok. I asked that we wouldn't be charged, and we wasn't. I did report the findings to E.H.O. who went 2 days later to do a full food safety inspection on which the owners have lots to do to improve it. They will be rechecked on this. Please think twice before booking.

What an interesting B & B! The house itself dated 1440 I think the host said is incredible! If you’re looking for premier inn type accommodation then don’t book. This b & b is quirky, full of nooks and crannies jammed packed with character, including the hosts. They are friendly, down to earth and very welcoming. When we arrived they were fighting floods but it didn’t dampen their spirits. Pet friendly, good breakfast on a Sunday in particular as in cooked, other day’s cereal, toast, fruit etc all served around a vast table in a lovely dining room, encouraging talk with other guests instead of just not communicating much with others, I loved that! We will be back!

Wonderful hosts - an example of good hospitality that many less well rated b & b's could copy. Very flexible with check in and breakfast times, thank you. Breakfast covered all you would expect and more .. Interesting and quirky listed property.

Arrived at the place, was met straight away by the owner, greeted and taken to my room. Lovely wood burning stove in main lounge, was kindly offered home made wine and food. Great Wi-Fi for those that need, very friendly staff that couldn’t do enough. My room was cosy, was facing main road, bit noisy but that was ok. Stairs a little steep for those that might be less mobile but there are other rooms on ground floor. The house has a lot of history, it’s clean and although staying a night, I would return. Thank you

A real home from home with lovely hosts Terry and Lynnie in their beautiful, old, quirky house. Great value if you're happy to stay in the rooms with no en-suite. The bathroom is nearby with the MOST amazing walk in shower. Substantial breakfast included.
