Frame Hotel - Treehouse (Formerly Kimber Modern)

Stayed at Kimber Modern now Frame Hotel in January 2023. We booked Suite A and King Courtyard #2 for one night. The rooms were pristine and the property is impressively well-kept. They have created a peaceful ambiance with many beautiful spaces to spend time with yourself or others. The bedding + linens were ultra comfortable. The bathroom was heavenly with gorgeous lighting, quality fixtures and mesmerizing light blue tiles. My parents in Suite A said they couldn't hear any music or noise at all but I stayed up until about 11 pm in the King Courtyard Room when the music quieted down on a Sunday night. The room had everything I needed in a cozy and compact space. Don't forget to make yourself a perfect espresso of your choice with the Jura self-serve coffee system...

The whole hotel is designed to be an escape and an oasis from the South Congress neighborhood to relax and recharge, and it certainly lives up to that. The room design, comfort and amenities were all perfect, and sitting in the courtyard underneath the massive tree is very relaxing. Overall, I very much enjoyed the stay.

This place is a little Airbnb, a little hotel, and a little bit of home. Just a really comfortable setting in walking distance to shops, dining and bars on Congress. Very clean, with most every amenity you could need. Pack light and shop for something new to wear!! When you are tired of the crowds, you can relax on the private patio with a glass of wine, or sweet tea. Thank You

Wonderful - great place to stay in Austin. Only drawback was parking, the building only has 4 spots for 6 rooms.

Kimber Modern is a great base camp from which to explore the SoCo region of Austin. The perfect location and a quiet and inviting environment. The beds are tremendously comfortable and the common areas are absolutely gorgeous. Kimber Modern would be a great place for a reunion or any group gathering. Highly recommend!

Having resided in Austin for numerous years before relocating a decade ago, we still maintain ties with family there. This recent visit was prompted by a wedding just before Christmas, a time usually daunting for travel and accommodation arrangements in Austin, given the holiday exodus that thins out the city and often leads to understaffing at even the finest hotels. For years, we've favored intimate boutique hotels over standard ones, drawn by the unique experiences they offer. The recommendation for this hotel came from friends who raved about their recent stay, setting our expectations high, as they usually are for any property we've frequented (as reflected in my past reviews). Nestled almost at the heart of Austin, this small-scale establishment lived up to its reputation. It's a stunning amalgamation of aesthetics, functionality, sophistication, and comfort. The limited number of rooms encircle a beautiful and practical wooded atrium, with a common room that surpasses any description. The establishment maintains an age limit, ensuring a serene and peaceful environment absent of bustling children—a personification of tranquility. Although the entire experience is digitized, a feature that might initially raise concerns for some, the property manager, the wonderfully attentive Mike, personally reached out to us anytime he saw us during our short stay—a level of care that's increasingly rare. Finding any flaws during our stay would require an exhaustive search. This hotel represents the direction of the future—a seamless blend of modernity and hospitality.

Very easy to get in/out. Common room was well appointed. Parking was a little tight & not sure there are enough spots but facility was great.

It doesn't get any best than this. Amazing location. Roomy and comfortable rooms. Wonderful service and tons of free amenities. Loved this place!

We opted to stay at Kimber Modern while attending a wedding nearby. The hotel was perfect for our needs and I would definitely stay here again! First the location was ideal, right on South Congress and the best part is that the parking is free! I was a little concerned about noise coming from the clubs that are literally steps away, but it was not an issue the weekend I was there. Second, the property is more like an Airbnb in that there's no front desk. You get the access code via email prior to your arrival. However, that is not to say that there's no staff. I had some questions and was easily able to talk/text to someone immediately. We were in the Orange room which was comfortable and well-designed for two people. Plenty of storage space in the main room and in the bathroom. I always get nervous when I see the wall mounted AC unit, but this one worked great! Our room was nice and cold and the unit was very quiet. My only negative point of our entire stay is that the water pressure in the bathroom is a bit weak and the hot water from the sink tap takes a very long time to warm up. We enjoyed the common room with the Jura coffee maker. There is also filtered water and other beverages available at no charge. I'd like to add that the staff is incredibly friendly and kind. I look forward to staying here again soon!
