Unfortunately overpriced for the standard of accommodation. Do not be fooled by the website photos. Even my photos make the accommodation look good yet when you are in the room it is clear this place needs work These photos are either way out of date and or hide the true state of the accommodation. This hotel is trading off its awards from yesteryear and is in need a refurbishment We stayed in the Superior Suite on Level 3 I have no problem with three star accommodation. I do have a problem with being over charged for poor quality accommodation at 4/ 5 star rates. On the positive: The hotel refunded $100 when I bought issues below to their attention Friendly reception and cleaning staff. Excellent sea views On the negative: Tired looking rooms Water damaged timber in the kitchen Sofa seating stained and worn/stained dining room seating A shower that floods the bathroom floor due to shower head setup A cassette player in the room. That’s right this room has a cassette player. This shows how old the setup is. No battery in remote. Floor tiles looking dated and old Dated pine furniture Dated amenities in bathroom Exposed wires from TV in bedroom running down the wall instead of being hidden behind the wall No robes in room upon arrival Adjoining doors to next door hotel room unlocked with no key to lock it. Great if you want to your electronics to go missing Rubbish bin in bathroom old and not working correctly Reception closed by either 9.30 pm or 10.00pm and no one to answer phone after these hours (or no one picked up when we tried) No room service after reception closes (you have to prebook after hours room service – who prebooks their after-hours service?) Blunt restaurant staff Apart from the pool area an extremely basic common area setup Exterior of hotel needs a paint job and some well overdue maintenance.

BE AWARE IF YOU HAVE SPECIAL CONDITIONS DON”T BOOK THROUGH BOOKING.COM. I booked more than 6 months in advance, asking for a bottom floor as my elderly mother (who needs a knee replacement) can't get up stairs. I get to hotel to find out we are on top floor up steep stairs. I speak to Asian man at reception who tells me no English (Hmmm I thought I was in NZ?), I demand to speak to someone, he calls manager, I explain situation - she asks did I use booking.com or expendia I said ”yes”, she said oh nothing much can be done unless you use our own website as those companies don't know the configuration of the motel. Lucky for us a beautiful lady and her granddaughter overheard all this and offered to swap - as the motel was not going to assist in any way. ANYWAY, it only gets better ..... be aware the rooms look NOTHING like the pictures. Plug points don't work, shower head won't stay up so you need to hold it - oh and it's a shower curtain situation YUK! There is an air con unit looks like from the 1980's and that does not work. I could say more but you get the general warning. I don't like to give this type of feedback in these tough times but $700 (hard earned $$) for 3 nights, I would expect more and not assisting us with our request because we used another agency that ”you advertise on” - is very unfair ...... thank goodness for kind soles who overheard this, as Mum would have never got up the stairs. Disappointed. *The cleaning staff are absolutely lovely ladies, very accommodating and friendly - hard to clean when the place is this rundown. To be fair there is a new section to this hotel - this review is for the grey part of the hotel shown in the pictures. *Wish I took pictures of this room :(

ever in my life i wrote a bad reference but when you see all the people around treated very badly including you.. . I went to this hostel because a friend of mine recommanded me and has friends living there. So as we all know her we invited her and another friend to have a beer and share dinner with us (as we can have guest until 10pm) Chilling in the kitchen without any music just speaking and eating... 9:30 the owner came into the kitchen yelling at everybody that the people who not staying here were using his plates, his chairs, his table, toilet (because apparently guest had to pee and poo in HIS toilet), that this is his buisness, had to pay for hey dauther's life blablabla and still yelling without wanted to hear anything from us, he asked them to get out of his property Everybody stayed calm in that momment except him. We tryed to speak and explain that they were here for a beer and share the dinner with us but in any momment he wanted to hear anything from us and he was stick with the idea that my friends was there to squat his place using the shower, kitchen and park their van in front of his place. Every single person in this kitchen has been ask to pack their things and leave the day after... every single backpackers except the kiwi people of course. When I went out to see my friends who was kicked out...  he was on the street still yelling to them (they was not anymore on his property but next to their cars) and yelling to my friend ”you wanna f*c|{ with me” her answering ”hell no”  and my other friend saying ”please stay polite” he turned and saw me and start yelling again and told me to packed my things and getting out of there too. At that time my patience has limite and asked my money back and also start yelling at him because it was the only way to that man to listening something else that his crazy head and was saying very innapropriate things to my friend. We all would have understand if he was saying in a proper way that he would prefer them to leave because of the covid level 2 situation or anything but no, that was not part of a reason... They were using HIS plates... Don't waste your money and time at this hostel, There is plenty of them for the same price around

The bed is very comfortable, the area is spacious, the basics for cooking and dining are provided. (I should note that we didn’t really cook at all, but we brought things in for breakfasts, lunches, and snacks and ate there frequently.) There was a comfy sitting area for reading, doing projects, playing games, enjoying wine and cheese, or watching TV. The decor was simple and tasteful. For us, comfort trumps decor, so we weren’t looking for high-end interior design. Furnishings included a kitchen table with chairs, a coffee table in the sitting room, sofa, day bed, small patio table and chairs on the little deck, plus a fantastic view balcony patio overlooking the bay for shared use (which makes up for the fact that the unit’s deck faces the parking spots). Other shared amenities include washers, dryers, clothesline, ice. Some things that make me especially happy: lots of storage (closets, drawers) to unpack everything, ample towel racks and hooks for wet linens, beach towels, bathing suits, shelves in the bathroom to organize toiletries, plenty of outlets for charging phones, laptop, etc. These are little touches that so many places lack and that greatly enhanced the convenience and enjoyment of our stay. While most guests were there for one night to a few nights, we would definitely recommend it for a short or longer stay and hope to return for 1-2 months again!

We stayed in the Campervan Park over a year ago and I've been meaning to write a review since then. We had a wonderful and surprising experience because of the weather. We were in our rooftent during the off season, so it was very quiet. We were very happy, enjoying the peace and quiet, the bbq / kitchen / communal shelter area, when the weather changed dramatically and the heavens opened. While we were happy to tough it out in our rooftent, Jan came to the rescue and insisted (in the nicest possible way) that we move into the apartments, as the weather forecast was the worst she had ever seen. Needless to say, we had a very luxurious night in a beautiful apartment. While we were pleased to see the next morning that our tent had withstood the torrential rain, we certainly enjoyed the upmarket accommodation. Thank you Jan for the memorable stay. We look forward to staying again, in better weather.

The location is particularly good, two minutes walk from the marina. Hotel parking is free. The location is right by the sea with some sea view rooms. The breakfast restaurant can see the sea and the view is very good. A lot of flowers were planted in front of the hotel and it was very beautiful. The shuttle bus to Ninety Mile Beach can pick up at the hotel. All in all very good.

A classy, comfortable, immaculately clean, well equipped yet affordable waterfront accommodation in the most perfect location in Paihia. Breakwater is a stones throw from the main centre but far enough out to be surrounded by sea sounds and birds in the forest right next door. This was our second stay at Breakwater Motel in Paihia and just as it were the first time around, we had a wonderful and relaxing time. Lyn and Ken, the owners and hosts were warm and accommodating to all our needs without being intrusive. They are truly great. The one thing I appreciated so much was their hard work at doing everything properly, from the beautiful gardens to the filter coffee provided, sky TV and well equipped kitchen. It made self catering so easy. The sheets were perfectly clean and of great quality, the showers and bathroom facilities were beautiful and big and there was a TV in the lounge and bedroom. We watched the sunrise over the ocean, parasailers, dogs being walked, swimmers swimming off to the islands just off the coast and birds in the beautiful gardens below all from the comfort and privacy of our balcony over a warm cup of coffee. Honestly, I'd go back over and over and can't wait to take family to Paihia and stay there knowing all our needs will be so well met.

We stayed here for 10 nights over Christmas. Our non-powered site was huge, flat and very neat, with lovely views on the waters edge, Herons and other birds always on the shoreline. Unfortunately, the 2 shower/toilet blocks are in much need of modernising. We’ve stayed in 100’s of campgrounds over the years and this was not up to scratch for 2020 at all. The main issue was: constant queues for the 2 showers in each block, no matter what time or part of the day; same with the toilets but not as bad; nowhere to hang clothes, no shelf and the floors were really dirty with soil from the road and water logged, so a real job to juggle things in the shower without wanting to drop anything; The wash basins were grubby with water everywhere (no cloths to wipe up after you); The showers in the older block were often blocked. There were cleaning staff on hand but the amount of visitors and general out of date design of the buildings meant they were not able to keep up. On the plus side, the camp kitchen and outdoor eating was good. A really super convenient location too, 15 mins walk to Paihia and good walks from the Treaty Grounds. Very quiet for us at night for our location next to the water. Overall, if the facilities are renovated, this site would be excellent.
