they dont give you anything, denied to give the complementary breakfast for which I paid extra. The room was very dirty. they dont change the bed sheet, dustbins garbage. tv was not working, no electric cattle and no mini fridge. If you ask for something, they said itne me itna hi milega. It is a tatti hotel and dont stay there. I was with my family and could not create any scene. I was here to celebrate my l birthday but they ruined everything. in this property, they dont have swimming pool, kitchen, cleaning staff and everything is very far from here. It is an apartment. you will get only disappointment, bad holidays experience and hell. I was in the hotel at 12 pm and they took 2 hours to clean the room. Just imagine, I was with my my family and waiting outside. they dont have anything to sit and did not ask for water. It was my worst decision to choose this hotel. At the end they asked to cancel the booking to avoid the commission of *********** plz dont do this in any condition, they will change your room and ask to shift in another room which is hell. I did not cancel the booking and gave some silly reason. we went into the pool which is in another hotel. now at the end, dont fall into trap

Well another 3 weeks at the MD and yet again nothing to moan about (not like some that must get up in a morning and just think what can we moan about today). All the staff, ***agement, reception, security, bar***, room boys and the gardeners (and any staff we may of missed) all do their jobs to the highest standards to make our stay a memorable one every year. Who needs TUI and a rep cos we certainly don’t when we have all these outstanding people looking after our every needs. What an oasis we keep returning to, the setting around the lakes and the cleanliness of the grounds is something you can’t get anywhere else in Goa, just sat on the balcony with a honeybee and coke writing this is making me smile with pleasure as we are so grateful and have already booked our rooms for next year. Thank you all at the MD so much as you all do your bit to make 3 weeks of our lives every year so happy. See you all next year.

Our stay at this 5-star resort in Goa was far below expectations, and we left feeling deeply dissatisfied with the experience, especially considering the price. Check-in and Initial Impressions: The check-in experience set the tone for the stay – unwelcoming and chaotic. Despite emailing ahead to inform the hotel of our 10-year anniversary, there was no acknowledgment of the occasion. The package we booked included a welcome drink, but this was never offered, and even basic hospitality, like a glass of water, was absent. Room Quality and Cleanliness: The room was underwhelming and lacked the cleanliness one expects from a property of this caliber. For the rates charged, this was particularly disappointing. Breakfast and Dining: Breakfast was another letdown. Unlike other 5-star resorts in Goa, it wasn’t clear where to order freshly made food, and staff seemed unwilling to accommodate special requests unless I insisted on speaking to the manager. Shockingly, I had to ask every single day to speak to the manager, even when dealing with the same staff members. Their reluctance to assist without managerial intervention reflects poorly on their service standards. Inconsistent Policies and Smoking Rules: My husband enjoys a cigar in the evenings, but when we inquired about smoking near the pool, we were informed there was no smoking allowed anywhere on the grounds and directed to stand outside. While we accepted this rule, we later observed other guests openly smoking cigarettes on the premises. This inconsistency in enforcing policies was frustrating and felt unfair. Positive Aspects: It wasn’t all bad. Once I finally managed to speak with the manager, they made efforts to accommodate my breakfast request. The SPA experience was genuinely delightful, and the pool was well-maintained and enjoyable. Reception and Staff: The reception staff were the worst we encountered, offering nothing beyond polite smiles and nods. Their default excuse for any issue was that the manager was ”in a meeting,” but I later learned the manager was actually on leave. This dishonesty and lack of transparency were incredibly frustrating and undermined trust in their service. Final Thoughts: While there were a few highlights, such as the SPA and pool, the poor service, lack of cleanliness, inconsistent rules, and dishonest staff overshadowed them. For a 5-star resort, this property fails to deliver on both basic and premium expectations. I would not recommend this hotel and suggest looking at other options in Goa for a more consistent and welcoming experience stay at hotels Such as W Hotel, Marriott etc.

It's in the bar area of the north of Goa, and it's near the famous beachfront, such as Anjuna Beach and Bara Beach! Good when traveling to the north orphan.
