We had an excellent stay at this Machiya (traditional Kyoto townhouse) for 3 days. We only did in-room dining one night, but that was also excellent. The check-in process is a little strange, as you will receive communication from the company that's a little dense and will not interact directly with the staff unless you choose to. We had to scan and send our passport photos and fill out a registration card, but that was it. The property is small by European/American standards in the sense that you will need to be careful to avoid damaging (including possibly your own head) things during your stay due to height and luggage weight. There's slippers provided to switch from your walking shoes to walking inside the property and there is an excellent bathtub and washroom with washer. My two cautions - this firm has English speaking employees available during business hours (and an emergency line) but it is geared primarily towards the Japan renter. Be prepared to know Japanese or be willing to take the time to translate certain things via your cell phone/app of your choice to understand how to work the various appliances. As an older building, learning the heating/cooling. The second caution, as an older building sound is an issue. You will hear the street and need to control your volume in order to be a polite guest. If this isn't something you're looking to do, then just throw the money at a more modern hotel experience. We liked it - not everyone will.

The location is very good, the room is almost a single-family villa, you must take off your shoes to enter, there is a separate hot spring facing the sea, the bedroom is two standard single beds, the living room has a warm table TV, and a kitchenette. Breakfast is 2000 yen. Separate booking, excluding dinner, the room is particularly difficult to make, but it is a good choice for vacation travel

The best hotel I have even seen🥹 100% sure I will visit again. For location, it is a little bit far from the city but you can request them to drive you to the place you want anytime. It is never a problem for location and help saving travel time and cost!! The room is wonderful, it is very large and you can get everyting you need at room. There are private onsen in all rooms. The best thing for this hotel is the food!!! All things are delisous. As there are 4 rooms only in hotel, you can enjoy your meal quietly and slowly in restaurant, never bother by others. I am so surprised that I pay little for this outstanding service, room and food quality. Everyone should check this out:)

The best location in the selected hotel in Kyoto! Just a few steps away from the house and turn left is the Jin Market. There is a main road nearby. The four most lively areas are super convenient for food and shopping! I will give priority to this one when I go to Kyoto in the future! Very self-service hotel, enter the door every day, and then use the key to open the door. Maybe the only inconvenience is that check-in is at Kyoto Station, but the problem is not big, and there will be a shuttle bus back to the hotel after registration. No breakfast, but no need at all! Because it is next to the Nishiki Market, I don’t have to worry about having no place to eat every day! In addition, it is very suitable for family travel. The annex building can accommodate 4 people, and the room in the main building can accommodate 5 people. The price/performance ratio is quite high!

The boss and his family are very welcoming and can communicate in Chinese, which is very convenient. There are many restaurants and supermarkets around, which are very convenient for rest. The nearby matcha shop is also very authentic, and you don't have to go to the Uji River to find it! The transportation is also very convenient. It takes about ten minutes to walk to the tram station, and it only takes half an hour to get to Fushimi Inari. The environment is also quite good. The decoration below the hotel is very life-like Japanese style. Hot tea and coffee are also provided, and there is a kitchen for cooking. The accommodation is very traditional tatami and very clean. In general, it is a very satisfactory accommodation experience, and I highly recommend Chinese friends to stay!

It was so enjoyable to stay here. There is a traditional rekan with all attributes to feel really Japanese culture. The hotel is located in quite area, around 15 minutes from Kyoto station. The administration explained all the rules that you should know. It has very thin walls so it’s possible to hear the neighbors, but for one night it was pretty ok. There is shower, toilet and sink in the room. Also teapot, teabags and hair dryer, so it’s very comfortable to live here. I appreciate to stay in such a hotel, thanks for great experience.

Friendly receptionist who introduced nice restaurants, coffee shops, bakeries and bike rental service. Reception and the house are in different location, they’d deliver our luggages to the house after check-in. The house environment is amazing, spacious and with great equipments. We enjoyed our stay with the nice kitchen, hot tub and the floor heating! Very comfy especially in winter time. I recommend this place for couples, friends and families. It’s spacious enough to accommodate more people.

If you are a traveller like us who would like some more privacy, this place is not exactly for you. Don't get me wrong, the hotel staff are absolutely wonderful. Just that most things are communal and you have wait for your turn to shower and finish by 11.35. The walls are quite thin indeed, you can easily hear people walking on the hallway or simply chatting in their rooms.

Loved the room K21. Short walk from the Gojo station, very nice and traditional room with tatami, we always bought our breakfast from the nearby store and enjoyed our breakfast in the room ( with a nice little table next to the window) before we headed out. In general we loved it! Even tho we were sharing the bathroom but we barely saw anyone else, there were only 4 rooms in the house we stayed. Other guests were polite and kept quiet during the stay, grateful for that!

Thanks to the staff at the B&B. They saw that I hadn’t gone back at 7pm, so they figured I should take the last shuttle bus from the train station back to the B&B. Since it was starting to get dark at 5 o'clock, they deliberately pulled out a car to pick me up. Although the journey was not long, they saw that I was a woman and would save me from walking around in an unfamiliar field environment, so they offered to pick me up. On the day I left, the B&B took me to the station. They were very honest. Knowing that I rushed back to Kyoto early and would not have breakfast, they gave me a refund (this was breakfast that I added at my own expense and was not included when booking the room).
