Una piacevole sorpresa vicino alla Fontana di Trevi. Bella stanza con arredamento curato e molto pulita. Ottima esperienza soprattutto grazie alla disponibilità e gentilezza del proprietario che ha fatto di tutto per rendere perfetto il nostro soggiorno! Ci torneremo!!!

For Rome prices, it's not bad. However, the self check-in process was a bit convoluted for the initial entry (though once you get the keys from the room, opening the main building door and the condo entrance is easy). The bathroom had a shower with mold, and very little water came out of the showerhead, which was completely encrusted. Even after trying to clean it, not much water came out. For the price, it's not terrible though.

We stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

Got a little confused upon arrival as there’s also another hotel tgt- independent hotel. Check-in was at the same place but location was at a different building (still in close proximity). Staff was kind enough to show the place. The entrance of the door was a little hard to push (making entering and exiting a tad troublesome). Toilet had a weird smell (not too overpowering, still bearable) Otherwise it was decent one overall

I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

I was glad that breakfast was included. I could choose from bread and drinks. They delivered it to my room, so I could eat at my leisure.

Very helpful staff who handed us the keys. Nice neighbourhood very close to the St maria margiore and the termini. We didn't have any hot water problem that some other people are talking about but we could hear the noise from the hallway but wasn't too big of an issue. But recommend to book a room with ensuite bathroom cos it seems like some rooms don't have bathrooms ensuite.

The location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay. We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice. The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing. We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply. Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

This was the first hotel I stayed at during my trip to Italy. The ”mountain lodge” was actually just a series of small wooden cabins, each containing only a bed and basic bedding. The shared bathroom and toilet were a 100-meter walk away, and the reception desk was 200 meters away. Aside from a pizzeria and a T-bone steakhouse, there were no other shops nearby, requiring a 2-kilometer walk. Although the lodge offered one shuttle bus each morning and evening, getting around was extremely inconvenient unless you had your own car. When I arrived, a local Italian gentleman was dropping someone off. Thinking I was using a ride-hailing service and asking for a price, he simply asked my destination and took me there for free. I don't know how I would have gotten there without meeting him; I was incredibly grateful. I strongly advise against travelers staying at this lodge, as transportation and dining options are extremely inconvenient.
