The property is very convenient for National Trust visits, and onsite parking behind the premises is very convenient. Check in until 10pm is handy too as we arrived at 21:59 due to traffic conditions. I already knew that if we were in the attic that our room would likely be sub-par. We were, and it was. The attic landing is musty, doors and ceilings very low, very much feeling like servants quarters. the hotel management are making an effort with redecoration, but this cannot hide the fact that fixtures and fittings need replacing too. Water pressure is so low in the attic that showering is impossible, so set the bath running ahead of time if you want to be clean. My booking showed a photo of a four-poster bed - nope, a double pushed up against the wall for no apparent reason is what we had in a room big enough to be laid out better. We paid under £45 on this occasion, and at that price would stay again. The Italian Restaurant on the ground floor serves breakfast nice and early. To check out, simply drop your key in the box outside the building.

It might have been rated a 3star establishment back in it's day, but I strongly suspect since they had their rating they let anything that goes wrong stay wrong. Whilst our room that we stayed in for a week was large and clean, the hairdryer didn't work, curtains were falling down and had stains along with the carpets and couch also being badly stained, The wardrobe doors didn't close, the two single beds pushed together had no headboard and the double sheet on the bed wasn't wide enough to cover the 2 single beds. The beds were comfortable enough though. On the 1st night a window was smashed on the landing stairway. It took them 3 days to clear up the glass on carpeted floor and window sill. I'm not sure what makes a hotel, a hotel, but as I can only think it's 24hour Reception then that's how they get by as there was no kitchen, bar or any other 'facility'. In the 7 night stay they only do housekeeping once (though if we'd have asked for extra I'm sure they would have obliged'. They took away our large bath sheets on that one clean and were replaced with small bath towels. We had hung them up so I thought that was meant to mean we didn't need them replaced. I did ask reception if they could provide any of the large ones but they'd gone to the cleaners. The location is very good, close to seafront and bus routes. The staff we did encounter at Reception were friendly and helpful which is why I still rate it 3 out of 5. The area is very expensive and this was a reasonable price for it's location. having said all the above if I need a place to stay for less than £90 a night I would book again.

After a long drive to Brighton, Charlotte was warm and welcoming; she thoroughly explained the parking process and provided us with our license. The room was clean, quirky and thoughtfully designed. We were a short walk away from the hustle and bustle where we had a fantastic night. When we got back, we entered via code and had a comfortable relaxed night, knowing that our super hosts were on hand should there be an issue. Would definitely recommend and wouldn’t stay anywhere else in Brighton.

We have just returned from a stay at this lovely hotel and wish we were back there! We stayed for 2 nights in the Brighton family room. There is a double and single bed in the room so ideal for us (a couple and teenage daughter) the beds are really comfy with lovely bed linen. The bathroom is spacious with a great shower and access to a tiny private courtyard. The room is in the basement so we found it really quiet. The facilities were great and included a fan and fridge so ideal for over the Easter weekend as it was lovely weather - if it was the usual Easter weather (freezing!) you would still be OK as there was a decent sized radiator in bedroom and heated towel rail in bathroom. The breakfast in served between 8 - 10 am and includes lots of choice and decent coffee. The staff are all helpful and polite so we will be back!

The hotel is super good, the room is quite big, very clean, two steps to the beach and the bus station, a little far from the train station, but the overall is very quiet and comfortable. The recommended breakfast shop is delicious. I also have a lot of snacks, love.

An absolutely delightful stay at Gyves House. Having walked 30,000 steps from Seaford to Eastbourne over the 7 sisters, this was the perfect cosy home away from home that we were looking for. A wonderfully soft night’s sleep, aided by little personal touches of homemade chocolate brownies, homemade lavender biscuits and pillow mist. Breakfast was incredible too with lots of lovely local products, homemade jams and preserves, and plenty on offer. We started with the homemade yogurt and granola and then both enjoyed the full English breakfast. One of the nicest guest houses we’ve stayed in. Would highly recommend!

If you're looking for a beachfront location with breathtaking sunrise and sunset views, this is the place for you. Our room was on the 5th floor, so be ready for narrow stairs and no elevator if you have heavy luggage. We visited during warm weather and were surprised to find no AC or fan, which is essential for us as Asians. It was our oversight for not checking beforehand. Otherwise, the room was good, and the place was secure for our belongings.

The location is superior and the transportation is convenient. The hotel has complete facilities, the rooms are clean and tidy, and the stay is very comfortable. The service of the front desk staff is very good, very proactive and enthusiastic. Personally, I think the price/performance ratio is quite high.

A really memorable stay for a night and as soon as we left we wished we had booked a little longer. Great location, and very easy to find - close to the coast, Laines, shops, restaurants (but also not in the centre of bustle). Greeted by Telly (the one of the hosts), who was very helpful in giving an overview of vegan and vegetarian restaurants in the area. We extremely friendly and very simple check in. We were offered the options for breakfast with flexibility for dietary/ preferences (breakfast - taste, portion and presentation surpassed expectations!). The room we booked was very comfortable, clean and exceeded the basics with little details which added a personal touch. Good sized en-suite which was very clean with toiletries provided and a in-keeping claw foot bath. For a period property, the space has been well-thought out, and felt very calming after the journey. The design of the interior is stunning, and we did have to take a little time to take in the front room/ breakfast space. The hosts, design and experience immediately set The Twenty One above many other places tried in Brighton over the years.
