Great location right by the seafront. Rooms very clean with comfortable beds. Staff very friendly and welcoming. Really nice continental breakfast, and plenty of choice. Ideally placed for the Theatre which was just a short walk away.

The property is very convenient for National Trust visits, and onsite parking behind the premises is very convenient. Check in until 10pm is handy too as we arrived at 21:59 due to traffic conditions. I already knew that if we were in the attic that our room would likely be sub-par. We were, and it was. The attic landing is musty, doors and ceilings very low, very much feeling like servants quarters. the hotel management are making an effort with redecoration, but this cannot hide the fact that fixtures and fittings need replacing too. Water pressure is so low in the attic that showering is impossible, so set the bath running ahead of time if you want to be clean. My booking showed a photo of a four-poster bed - nope, a double pushed up against the wall for no apparent reason is what we had in a room big enough to be laid out better. We paid under £45 on this occasion, and at that price would stay again. The Italian Restaurant on the ground floor serves breakfast nice and early. To check out, simply drop your key in the box outside the building.

The outside of the hotel is very scruffy, but this is because it is in the process of being refurbished. The rooms themselves were excellent, clean , modern (although the see through toilet door is a bit kinky in room 4.) Although being warned of the step inside the passageway to room 4 my wife tripped up it and the light needs improving or warning tape put on the step. We had to bring the date forward of our visit due to the impending death of a near relative and was very disappointed in having to pay a surcharge of £48.00 per room for the convenience of doing this although we believe the hotel did not have any reservations for these rooms, so could have waived the surcharge. We did not have occasion to eat at the hotel excepting for breakfast which was excellent.

Very comfortable bedroom. Well dressed comfy bed. Really good shower pressure, nice fluffy towels. Quiet within the hotel, some outside noise but to be expected for the location at the seaside. Easy parking for us at the weekend. Very nice included breakfast. Delicious full English but I think other stuff is available. Lovely owner and staff. Dining room a treat. Very hard to fault this place. One small gripe seeing as nowhere can ever be 100%, the room was far too warm for us. For others maybe a bonus point. Overall if ever we are back in Hastings I'd like to stay here again. Lovely Italian restaurant within 50 yards and lots of antique/ vintage shops nearby. 20 yards from the promenade.

If you're looking for a beachfront location with breathtaking sunrise and sunset views, this is the place for you. Our room was on the 5th floor, so be ready for narrow stairs and no elevator if you have heavy luggage. We visited during warm weather and were surprised to find no AC or fan, which is essential for us as Asians. It was our oversight for not checking beforehand. Otherwise, the room was good, and the place was secure for our belongings.

Visiting from. Australia. I booked this last minute so only one double room was available. If I had booked earlier, I could have chose a single room with seaview. The room was clean and well stocked. With ensuite, fridge, TV etc.This accommodation is right on seafront so you would expect a little bit of noise, but once windows are closed then it's sound proof. The breakfast is extra 9 pound but definitely worth it. It kept me going all day. Francesca was lovely and very helpful. It is only a 10 minute walk along foreshore to Old Hastings Town, the Castle, Smugglers Adventures and Aquarium. A 5 minute walk to main shopping area. Would highly recommend this place for anyone travelling to Hastings.

A really memorable stay for a night and as soon as we left we wished we had booked a little longer. Great location, and very easy to find - close to the coast, Laines, shops, restaurants (but also not in the centre of bustle). Greeted by Telly (the one of the hosts), who was very helpful in giving an overview of vegan and vegetarian restaurants in the area. We extremely friendly and very simple check in. We were offered the options for breakfast with flexibility for dietary/ preferences (breakfast - taste, portion and presentation surpassed expectations!). The room we booked was very comfortable, clean and exceeded the basics with little details which added a personal touch. Good sized en-suite which was very clean with toiletries provided and a in-keeping claw foot bath. For a period property, the space has been well-thought out, and felt very calming after the journey. The design of the interior is stunning, and we did have to take a little time to take in the front room/ breakfast space. The hosts, design and experience immediately set The Twenty One above many other places tried in Brighton over the years. Thank you to the hosts (Suzy, Telly) for a memorable stay and the chats with us - hope to be back very soon.

The location is superior and the transportation is convenient. The hotel has complete facilities, the rooms are clean and tidy, and the stay is very comfortable. The service of the front desk staff is very good, very proactive and enthusiastic. Personally, I think the price/performance ratio is quite high.
