I planned to stay into OAKS hotel, however the hotel arranged us to stay into the nearby hotel “Avani Melbourne Central Residences”. The place is great, as we stayed at 51st floor, its view is great too. Except that some cleanup to the oven is required, Very smoky when we used it.

Our experience was the total opposite of some who rated this hotel poorly. We were very happy with everything at this hotel. The location is central to everything and is surrounded with great shopping outlets and complexes. The tram system runs close by & it is easy walking distance to the Chinatown area which was very interesting with great restaurants. Our room was much better then expected with separate living & sleeping areas. The kitchen is self contained and had everything you could want. A clothes washer/dryer was in the bathroom along with a good sized shower with plenty of hot water. The room was clean and serviced on request. There is that advice on their website and also at the front desk. explaining that it was due to Covid & lack of staff. Those reviewing less favourably must have missed that. Our room was serviced very well when we requested it each 2nd day. That was more than acceptable. Praise to all staff including the reception area where we found staff to be extremely helpful. Well done them all.

Stayed for a week during one of the busiest times of the year for Melbourne - AFL Grand Final week. We had 2 rooms. Property was in a great location - so central with trams on your doorstep and walking distance to places like Fed Square, Sealife Aquarium, Crown Complex, DFO, Burke Street Mall and the free City Circle tram. Rooms were clean and a good size with a little kitchenette which was handy. One room had a larger bathroom then the other but it was still more then adequate. We arrived very early before check in and were able to store our luggage while we went out for the day. On the ground floor was a small food court with a few different cuisines and a couple of good basic “cafe styles” which served good coffee and breakfasts. Would stay here again. Only minor complaints would be that one of our rooms wasn’t ready when we checked in (and we had flown the midnight horror so really was looking forward to a lie down lol) and we had to wait for it a couple of hours BUT as said before it was GF week so they were very busy. And one of the rooms was a bit more “tired” then the other but still more then adequate. I am nit picking really. We enjoyed our stay here.

This was our second time staying in a loft apartment on level 5. The temperature in Melbourne hit 34 degrees and the loft area that contained the bedroom did not have the air conditioning reaching the area, so it made an uncomfortable 28 degrees for the night to sleep. The premises does not advertise the opening hours for reception and I asked on Saturday what time they opened on Sunday and was advised 8am, when in fact they open at 9am. Through my own oversight, I left my keys in the room and had left the room cards in the express locked box. When I discovered the keys weren’t with me I returned thinking they opened at 8am, this was also confirmed by another guest stating they were told they opened at 8am as well. We missed our flight home. Will not be staying in this establishment again.

The location is good and it is very lively to go out. On the side is Chinatown. The food is very rich. It is also close to the concentrated place for us to join the tour group. The hotel facilities are very ordinary. It feels that it has been clean for a few years but the cleaning is still clean.

When an old Asian man checked us in, he gave us a very poor room. Later, we asked to change rooms, and a white waiter (the only one who made us feel good) changed us to a better room. When we checked out, we were half an hour late due to the large number of suitcases and luggage. During this half hour, we were urged by the waiter 7 times (three of which he kept knocking on the door to urge us). (We were in Melbourne for nearly a month, and in other hotels The hotel also had a lot of luggage and would check out later, but I was never pressed). Because of the rush, my wife cut her arm on the kitchen mirror cabinet in a panic. Moreover, the Chinese waiter in the hotel deliberately did not speak Chinese even though he knew that we were Chinese tourists. He still only communicated with us in Chinese when he cut his arm and asked if he could speak Chinese. I asked him if he was every customer. You all urged me so rudely, he said that they all urged me like this, and I asked why someone was still checking out more than an hour after I checked out? He said he was also urged, but I don’t understand how any customer can withstand this kind of urging for an hour and a half? I would like to say to the Asian or Chinese waiters in this hotel that if a foreign tourist comes to China, the Chinese will definitely try their best to communicate with him. Even if they look in an English dictionary, they will not discriminate against the foreigner because he does not speak Chinese. No. Isn’t it natural that your people are not proficient in your language? Is your civilization just a slogan?

The Manager Samantha was beyond wonderful. Not only was she friendly and kind on our arrival, she was efficient in getting us into our room. This property has a number of issues and Sam did her very best to fix these for us. On further discussing these issues, Sam was very understanding and apologetic, acknowledging the low standard that was presented in this room. It was very clear that Sam is passionate about hospitality and her role. She did all she could to try and make our stay as comfortable as possible given the circumstances, offering us a second one-bedroom apartment to use if we needed. Sam was the only reason we didn't cancel our stay on arrival. We stayed in room 605 and unfortunately this room is not fit for guests in its current state. - Main bedroom light not working - No bulb in living room lamp - Visible dirt and grime on the carpets and skirting boards (was not prepared to let infant anywhere on the carpet) - Broken tiles in the bathroom were a safety hazard - Bath faucet very loose and dangerous - No window furnishings in second bedroom - Broken window in living area causing the apartment to be ice cold - All crockery, cutlery, pots, pans and drinkware were extremely dirty - Pots were so dirty they were unusable (could not cook food for infant) - No mattress or pillow protectors on any of the bedding demonstrating a low level of hygiene Overall, we were very disappointed with the state of this room and that the owners were allowing it to be booked in such a state. We felt very uncomfortable in this space however on short notice, we were unable to find another suitable place to stay. Until this room has had all issues resolved, it is not suitable for guests at all.

I just checked in today and it’s good for the price, the hotel receptionist Sarah was lovely and kept me well informed. I’m staying for 3 days and everything seems to be in shape. I read a review detailing hotel guest with drug problems, it’s a MOTEL you are going to get good and bad and everything in between in any of these places. There’s drug addicts at the five seasons difference is that they can afford it. Lol

It's a motel, and there's also a restaurant and bar next to the front desk. Don't order breakfast. Breakfast is just juice bread that you can buy in some supermarkets. You might as well eat it yourself. The room is huge.

Stayed in a single room, which was very comfortable, with large windows and enough lighting. Below is the famous coffee shop street, which is very lively. There are also many places to eat nearby, including train stations, tram stops, 24-hour fast food, etc., which is very convenient. The accommodation is co-living and there are activities every day. The shared bathrooms are usually wet after every use, but cleaning staff are often seen cleaning them. The location is right in the city center, very convenient to go anywhere.
